Rancho Bernardo,
commonly known as “R.B.,” is a family community that
has been carefully planned, with specific areas for residential
and business development. This Inland County community of about
80,000 residents has always been in favor with new technology and
electronics. Companies like Sony, Siemens, Hewitt Packard and many
others are situated here.
Ranch Bernardo is situated in a lush valley surrounded by rock-studded
mountains accessed by the Interstate 15 (I-15). When the I-56 Interstate
is completed, Rancho Bernardo will also have greater access to the
beach areas of San Diego. R.B. hosts three (3) beautiful golf courses,
premier medical facilities and is bordered by Lake Hodges in the
north. Here, C.C. &R’s prevail, thus you’ll find
all the neighborhoods extremely well kept and appealing. Children
who live here mostly attend the Poway School District well known
by all as the best school system in the County and one of the best
in the nation.
The greater Rancho Bernardo area was originally designed by the
farsighted developer, Harry Summers. He laid out a plan with exceptionally
wide streets, and separate neighborhoods for retired folks and families.
As a result, most neighborhoods has its own clubhouse, complete
with pool, sauna, and tennis courts. All activities are designed
to serve that particular neighborhood.
Neighborhoods with a large population of children have activities
designed for them, and communities for seniors only (55 years of
age and up/Seven Oaks/Oaks North) have vastly different programs.
There is a specific annual fee for club membership in each neighborhood
and most of the neighborhoods have access to the family friendly
Rancho Bernardo Community Center which is the “Queen Bee”
of them all, centrally located off of Rancho Bernardo Drive. The
fee is a requirement whether you use the facility or not.
Partly why the homes in Rancho Bernardo are so much in demand (besides
children being able to attend the Poway School District) is the
uniformly wonderful condition the homes are in the various subdivisions.
The C.C.&R’s (Covenants, Conditions,& Restrictions)
dictate what the homeowner can do to his or hers property. Usually
included in the Home Owner Association fee sometimes includes all
front yard maintenance, and much more.
There is another “city” being built right next door
to Rancho Bernardo, called 4s Ranch.
Currently, it is under the initial construction phase. Unfortunately,
once completed, it will negatively impact the Rancho Bernardo area
traffic. The I-15 commute can be very unpredictable and is probably
the only detriment living in Rancho Bernardo. If you place of work
is in the downtown area of San Diego itself I would caution you
of the lengthy commute and traffic going north and south this particular
stretch of the I-15. Living in Rancho Bernardo area itself would
be best suited if you happen to work somewhat nearby.
In all, Rancho Bernardo is well known for its great schools, weather
(almost always sunny, no marine layer off the coast) low crime,
good restaurants and immaculately groomed homes. This is a top choice
for many in San Diego.
As a planned community, Rancho Bernardo was developed by sections or areas.
Each area has its own community center. All homeowner’s in each area are mandated to support their own community center.

Eastview is one of the finest neighborhoods in Rancho Bernardo.
Eastview is located between the I-15, Escala Drive and the Rancho
Bernardo Inn. Many of these homes have wonderful Easterly views.
Some homes have views of the R.B. Inn golf-course. Most of the homes
are not affected by the “road noise” of the I-15 which
is over the North portion of this area.
All homes are “condominium ownership,” and have no
age restrictions. Homeowners are member of the Eastview Club and
the large Rancho Bernardo Swim and Tennis Club.

In Spanish, “Views of the Lake”, this northernmost
community of Rancho Bernardo, was built in the last 10-12 years
and is just south of Lake Hodges. It is one of Rancho Bernardo’s
newest areas, all home subdivisions are gate-guarded.
The four (4) developments in Vista Del Lago include the “Mira
Lago” and “Morada” (attached condominiums) and
the “Bernardo Ridge” and “Chaumiere” (both
subdivisions being detached homes)

The "Trails" is undoubtedly the most prestigious neighborhood
in all of Rancho Bernardo. Located in the northeast area off of
Pomerado Road, this area of luxury homes with hilly and winding
roads is truly majestic.
Driving through the heavily wooded streets one can see at a distance
some of the most spectacular homes in all of San Diego.
Unlike many of the new $1million plus homes being built on postage
stamp sized lots today in San Diego, all these homes offer huge
lots with mature landscaping.
Privacy and gorgeous homes of numerous styles prevail.

Located just north of the “Trails” this area of homes
off of Pomerado Road offers the buyer a very large diverse variety
of homes. Many of the homes with even the same floor plan with have
very different exteriors. Some homes use a brick exterior, some
wood, some rock, and of course, the Southern California mainstream
– stucco.
Many of the homes have excellent mountain views and most have a
nice-sized lot that comes with the home.

"Bernardo Heights" can be considered "the heart"
of Rancho Bernardo even though it is located in the southernmost
area of rancho Bernardo. Bordering the I-15 to the west, the City
of Poway to the south as well as Carmel Mountain Ranch, this area
is very convenient.
Consisting of approximately eighteen single-family subdivisions,
three apartment comlexes, and ten condominium complexes, this gives
the homebuyer a tremendous array of choice. From one small bedroom
condos to multi-million dollar estates are available.
The huge Rancho Bernardo Heights comunity center is located here
offering families excellent recreation facilities; swimming pools,
spas, meeting rooms, locker rooms, billiard and more.
A large percentage of the homes have resort like views of the golf
course which belongs to the private Rancho Bernardo Heights Country
Club. In addition, many homes have mountain views toward the east
making this whole area very special and desirable. Shopping, restaurants
are nearby - all with quick access to the I-15 freeway.

“The Greens” was one of the earlier areas to be developed
in Rancho Bernardo. Many of these homes encircle the breathtaking
Rancho Bernardo Inn and the Country Club of Rancho Bernardo.
The various styles of these homes were built back in the ‘70’s
but many have now been totally updated with modern kitchens and
other interior cosmetic changes.
Neighborhoods such as “the Knolls,” and “Green
East,” are included in this area of homes.

Some of the oldest homes in Ranch Bernardo can be found in this
north-east area of Rancho Bernardo.
This area of homes is between Espola Road , Pomerado Road and Paseo
Del Verano - just south of "Oaks North".
Two subdivisions exist, “Gatewood Heights” and “Gatewood
Hills.” Custom homes are in the Gatewood Heights area and
both sub-divisions can offer excellent views.
Most of this area is very safe for kids due to the fact that there
is very little traffic.

This relatively small area of homes right off Pomerado Road borders
the City of Poway to the east.
Most of these homes are the original "Ranch style" of
homes that have stood the test of time for their excellent floor
plans. This area was developed back in the late '60s but many have
been updated since then.

This was the original retirement area of Rancho Bernardo built
in the ‘60’s and early ‘70’s. Logically,
all the homes are single story, most are the 2-bedroom/2bath variety
(under 1400 square feet) but some have 3 bedrooms.
Low upkeep is the word, so most of the homes have rock gardens
yet mature trees abound. The well-heated pool and clubhouse is designed
for seniors, with bridge and bingo-ongoing activities.
The condominium complexes include the “Hacienda” and
the “Villas” and feature carports versus garages that
are found in the single-family homes. Shopping can be walking distance
for many who reside here.

Rancho Bernardo/ Age restriction (55 year and up)
This newer retirement community is located just north of “Seven
Oaks” – the original retirement community of Rancho
Bernardo. The average age is younger than “Seven Oaks”
and its community center is very active and it even includes it’s
very own computer club.
The single-family homes are all single-story and they can be somewhat
larger that are found in “Seven Oaks,” plus there are
town homes and condominiums as well. This area of Rancho Bernardo
had it’s beginnings in the ‘60’s but many of the
homes were built as late as the late ‘80 are.
Shopping can be found nearby .

Located just north of Rancho Penasquitos on the west-side of I-15
this large area consists of single family homes, both one and two
story.
Their is also a huge condo complex named ‘The Falls”
which has well over (200) hundred units.
This area is the most convenient if you have to commute south towards
Mission Valley or downtown San Diego.

Built around one of the finest elelmentary schools in the district,
Turtleback Elementary, this area is situated in the south-western
quadrant of Rancho Bernardo on the west side of the I-15.
This kid-friendly area offers single-family homes, townhouses and
apartents together with easy access to shopping and the I-15 freeway.
Built in the '80s, it was designed to be self-sufficient with its
own community center (High Country West Community Center) and its
numerous playgrounds.

Before construction at the 4s Ranch area was started, Westwood
Valley was on of the newest neighborhood west of the I-15 in Rancho
Bernardo. Though some of the homes are affected by Mello-Roos* -
many of the homes have fantastic views.
Area subdivisions include “The Legends,” “The
Ridges,” “The Promenade,” “The Meridian,”
and “Stonewater.”
*Mello-Roos is a special tax/assessment that is levied to the developer
and then in turn, passes it on down to the homebuyer – usually
good for 20, 25, or 30 years (Bond issues). Funding is thus provided
for schools, sewer systems, parks, libraries, etc –all for
that new area of construction.

This neighborhood west of the I-15 offers the most square footage
for the money. Generally speaking, homes here tend to be larger
but older. Westwood was built in the '70s with the original concept
of providing easy access to the adjecent industrial park. Some homes
have terrific views of the mountains. Most of the homes here are
single-family but some condominiums are also here. This area is
very popular for families that need the extra room yet still want
to live in Rancho Bernardo.
Westwood is bounded by Lake Hodges in the north, on the east by
I-15 interstate, and the south by the Rancho Bernardo Industrial
zone.
