This area of San Diego is going though a tremendous transformation.
Why? Until just recently a lot of the terrain was held for future
construction –as well as most of their schools. The main transportation
artery – the 56 Freeway – has just recently, been getting
closer to its final construction phase.
This whole area is about convenience. Minutes to the beach areas,
excellent shopping and dining is available nearby in Del Mar, fitness
clubs, horseback riding – yet it’s convenient to downtown
San Diego as well. There is also a commuter train service from the
Sorrento Valley station a couple of miles to the south.
Building started back in the ‘80’s – closer towards
the Del Mar area at first, but just recently the massive development
has advanced between the I-5 corridor and Rancho Penasquitos.
The new home sub-divisions are well spaced out (the lot sizes for
all the homes are very small) and joined by wide access roads. Many
of the homes located towards the top of any hill in any of the developments
are larger 4/5 bedroom homes with 3 car garages. Some homes have
views. Some communities are gated. The newer homes being built here
have a very fresh design and many of the homes have a distinct European
and/or Tuscan feel to their architecture. All of these homes benefit
from all the latest technological break troughs in construction.
As in almost all the “new” construction in San Diego
the homebuyer has to pay Mello Roos* assessment which adds to the
cost of homeownership.
* Mello Roos is a special tax/assessment that is levied to the
developer and then in turn it’s passed down though to the
homebuyer – usually good for 20, 25 or 30years. (Bond issues).
Funding is thus provided for new schools, sewer systems, parks,
libraries, etc – all for that new area of construction.
